Strata Community Managers (“SCM“) has extensive experience with both residential master planned estates ("MPEs") and strata buildings.

Our largest MPE client is Sanctuary Lakes Resort ("SLR").

SLR comprises 28 plans of subdivision, 44 owners corporations, and 2,950 lots.  Twenty-five percent of the homes at SLR are in gated communities, the remaining being serviced by road infrastructure owned by the City of Wyndham whereby a contract exists with SLR to maintain the main boulevard streetscapes as well as all street trees, garden beds, parks and reserves.  The gated communities have a range of infrastructure to increase security as well as broadband capabilities delivering a higher level of service to occupants.

The volume of work created at SLR might see it as a mini municipality.  In fact the management of the Resort is so much more than ensuring that the owners corporations are well administered.

In addition to the extensive experience at SLR we have worked with a range of developers associated with master planned communities: Moonah Links and Sandarra in Victoria, as well as with Bingara Gorge in New South Wales.

We have at our disposal the benefit of the experience and lessons learnt at what is approaching 20 years since the initial planning of Sanctuary Lakes; seven years at Sandarra and 10 years at Moonah Links.  SLR's in-house management is run by Sanctuary Lakes Resort Services Ltd ("SLRS") which employs a team of managers and service professionals that oversee the services and contract management at SLR.  SCManagers provides specialist consultancy in the areas of compliance with the Owners Corporation Act and OC Rules, undertakes all VCAT representation for debt recovery and rules enforcement, oversees internal OC policies and procedures as well as provides advice on owners corporation software.

We have experience in dealing with a number of specialist lawyers in the OC industry, seeking legal opinion for a number of aspects of OC Management to include fee recovery, and in protecting the integrity of clients' registered rules and to uphold the Owners Corporation Act.
