Strata Community Managers (“SCM“)'s principle director and hands on senior manager is Garry Theobald.  A two-time recipient of the industry’s Strata Community Australia (Victoria) ‘Specialist Manager of the Year’, Garry continues to be at the forefront of strata knowledge, and in particular with master planned residential communities, both in the states of New South Wales and in Victoria.  Garry has worked with a range of developers associated with some of the largest master planned communities in Australia, including Sanctuary Lakes Resort, Moonah Links, Eynesbury and Sandarra in Victoria, as well as with Bingara Gorge in New South Wales.  All but one of these developments includes world standard golfing facilities.  Garry sits on the committee of a residential inner city owners corporation, and is a member of the Strata Community Australia (Vic) Policy & Legislation Subcommittee.

Prior to the strata industry, Garry held a number of senior management positions within the golf industry, primarily with private golf clubs and more recently within master planned residential estates built around golf courses.

It is this background, where service to member groups is vital, that Garry has developed the empathy and knowledge to understand what matters to the end user.

Garry has extensive experience at the Victoria Civil & Administrative Tribunal (“VCAT”), having  represented owners corporations well in excess of 1,000 applications since 2008. This has provided significant savings to those owners corporations as Garry’s expertise meant that legal representation was not often required.

Garry has been a regular attendee of the VCAT Users Group for the Owners Corporation List (a forum to give feedback to VCAT members) since 2012.


THE TEAM

The SCM team is consist of a number of experienced and dedicated personnel with extensive strata management and accounting experience in large scale developments and buildings.  Our philosophy to provide efficient delivery of outcomes to best meet our client's needs, no matter how large or small they may be.  We welcome a straightforward approach and encourage continual feedback to ensure that the client's optimal satisfaction.

We have Strata Managers, Customer Service Professionals, Administration Support, Accountants, and our very own Chinese Liaison.


FACILITIES MANAGEMENT

SCM provides Owners Corporation Management (OCM) services only. We do not directly provide any Building Management (BM) or Facilities Management (FM) services. Maintaining independence allows the flexibility of use of most suited specialist contractors and service providers and in turn allows an optimal building specific service to be scoped and implemented as required. SCM recognises the requirement for close integration of the OCM and BM/FM roles. We work effectively with a number of specialist BM/FM providers, i.e. Complex Property Group, who have extensive knowledge and experience in Building and Facility Repairs and Maintenance, Technical Audits and Assessments, Window Cleaning and Façade Maintenance, Project Management and Minor Works, Building Management Caretaking and Security, as well as Grounds and Gardens Maintenance.
